Main Street – New Buildings to Lock Lane

We know that at the time of the 1843 survey schedule http://www.cosgrovehistory.co.uk/doc/records/1843.html

Only the corner plot adjacent to Lock Lane belonged to the Cosgrove Hall Estate, and was rented by Joseph Holdom, just one cottage and garden. He appeared in the 1841 Census as a Brewer, but could have been a worker at Cosgrove Brewery for Mr Bull.

He and his wife Ann had four children. William, aged 20, was working as a Maltster, possibly also at Bull’s Brewery, and his younger brother John was already training as a butcher at the age of 15.


During the next ten years to the Census of 1851 the family dispersed, and the boys had their own households and jobs, leaving Joseph, at 62, living with other tenants or workers. There are no clues in this Census as to whether he still rented the cottage next to Lock Lane, and we do know that someone named Holdom had built cottages adjacent to the Barley Mow. Joseph Holdom was buried  in Cosgrove Churchyard on 24 April 1857, aged 73.

Skevington’s Buildings (New Buildings) in green – by 1888 these had already been built.

RECITING by an Indenture dated 23rd March 1888 and made between Martha Smith of the 1st part and William Rose Parrott of the 2nd part Joseph Thomas Foster of the 3rd part and the said Frank Skevington of the 4th part a messuage on tenement and Butcher’s shop with the slaughter house, stables and garden orchard and premises thereunto adjoining and belonging, situate and being in the village of Cosgrove in the County of Northampton and also a cottage or tenement situate in the garden of the yard belonging to the lastly described messuage were conveyed unto and to the use of the said F Skevington in fee simple.

AND the said F Skevington had since converted the said messuage and Butcher’s shop into three cottages or tenements and erected on the said orchard or garden or on some part thereof and on the side of certain of the said outbuildings seven other cottages or tenements and the whole property comprised in the thereinbefore recited Indenture then consisted of eleven cottages or tenements outbuildings or premises.

This group of cottages were built in brick – an innovation in the villages – and thus became known as “The New Buildings”.

In the 1891 Census the eleven cottages in “Skevington’s Buildings” were clearly recorded:

The thatched cottages on the right can be seen in the image on the left below. In the distance you can see "New Buildings".
Where you can see a change in the outline fronts of the buildings there was an entrance called "Suet Alley" to a butcher's shop .


Frank Skevington sold the group of cottages in 1900 to a draper called Meadows  - the document tells us the names of the people who rented them at that date.

20 October 1900

By Indenture of this date made between Frank Skevington formally of Stony Stratford  in the County of Buckingham Butcher but then of Carlton in the County of Bedford of the one part and Walter William Meadows of Stony Stratford aforesaid Draper of the other part

AND RECITING Agreement for sale of such cottages and premises at the price of £1020.

It was witnessed that in consideration of the sum of £1020 as purchase money then paid to the said F Skevington by the said W W Meadows (rect etc) the said F Skevington as B/O thereby conveyed unto the said W W Meadows

All those eleven cottages or tenements with the yards gardens outbuildings and premises thereunto adjoining and belonging, situate and being in the village of Cosgrove aforesaid and was converted and erected by the said F Skevington as aforesaid as the same were in the respective occupations of William White, Thomas Smith, Robert Brown, George Johnson, Levi Smith, Frederick John Rainbow, John Boyle, Thomas Tompkins, Ebenezer Burridge, Alfred Durrant and John Bull, all which said cottages and premises stand together and were bounded on or towards the North in part by the Village Street and on the remaining part by land belonging to the Representatives of Gates deceased South by the Parish Cottages of Cosgrove aforesaid East by other parts of the said land belonging to George Frederick Branson TO HOLD the same with the appurtenances unto and to the use of  the said W W Meadows in fee simple

We have no real idea which numbers were which in these cottages, but it can be assumed that families rarely moved from one cottage to another.
Maria Wise, a pillow lace worker, aged 80, still occupied the cottage on the plot at the corner of Lock Lane.

During World War I the list of young men who served from the New Buildings was long:
Sergeant Herbert Tack and his brother Corporal Edward Tack were both killed. Robert Brown is known to have served and survived but all the eligible young men in the village, many of whom lived in the New Buildings, joined up.

Walter Meadows, owner of the New Buildings, died before his son William became 21 and the progress of his estate via his widow is documents here:

Probate of Will and Codicil of the said Walter William Meadows who died on 2 March 1926 was proved in the Oxford District Probate Registry by Florence Mary Meadows Widow and Relict of the deceased the Executor named in the said Will power reserved the like grant to William Walter Meadows the Son of the deceased then a minor the Executor named in the said Codicil when he should attain the age of 21 years.

14 December 1926

Double Probate of the said W W Meadows Will and Codicil proved by the said William Walter Meadows he having attained the age of 21 years
2nd September 1936
Assent by the said F M Meadows of 18 Calverton Road Stony Stratford aforesaid Widow and Rev William Walter Meadows of 104 Elliscombe Road Charlton in the County of Kent Clerk in Holy Orders as P/Representative of Wlater William Meadows late of London House High Street Stony Stratford aforesaid Draper and Outfitter who died 2 March 1926.
AND RECITING Will and Codicil proved by the said F M Meadows and subsequently said William Walter Meadows as before abstracted thereby as such P/Represesentatives assented in the vstg in the said William Walter Meadows of all and singular the parties mentioned in the Schedule thereto for an este in fee simple
Acknowledgement for the right of the said William Walter Meadows to production of the aforesaid Probate and Double Probate of Will and Codicil and to delivery of copies thereto

By conveyance dated 11 May 1949 and made between William Walter Meadows of the one part and the R D C of Towcester of the other part three cottages and a portion of the premises within described were conveyed unto the RDC of Towcester in fee simple and their right to production and delivery of copies of this conveyance is thereby acknowledged.
BY Conveyance so dated made between William Walter Meadows formerly of no 104 Elliscombe Gardens Charlton in the County of Kent but then of St Mary’s Vicarage Newbury in the County of Berks Clerk in Holy Orders (thereinafter called “The Vendor” of the one part and the RDC of Towcester in the County of Northampton (Thereinafter called “The Council”) of the other part
RECITING seised in of Vendor in fee simple in possession free from incumberances of the property thereinafter described and agreement with Council for sale thereof to the Council for the like este at the price of Forty Pounds

It was witnessed as follows:

1.       In presence of said agreement and in consideration of the sum of £40 then paid by the Council to the Vendor (receipt acknowledged) the Vendor as B/O thereby conveyed unto the Council

First all those three cottages with the yard and outbuildings adjoining and being situate in the village of Cosgrove in the County of Northampton comprising a portion of the plot of land no 224 on the OS map (1900 Edn) for the district which said property first thereinbefore described was more particularly delineated and described on the plan annexed thereto and therein coloured pink and Secondly all that small piece or parcel of land situated at Cosgrove aforesaid being the Eastern side of the Dwelling House thereinbefore conveyed being the western portion of the entrance way of drive to the dwelling house thereby conveyed and the eight adjoining dwelling houses and premises retained by the Vendor which said small piece or parcel of land was delineated and coloured blue on the said plan annexed thereto together with a right of way at all times and for all purposes over the easterly portion of the said entrance way or drive coloured yellow on the said plan annexed thereto EXCEPTING and Reserved unto the Vendor and his successors in title the owners and occupiers for the time being of the said adjacent dwelling house and premises coloured green on the said plan and of every part thereof a right of way at all times and for all purposes over and along the western portion of the said entrance way or drive coloured blue on the said plan

To Hold the same (except and reserved as aforesaid) unto the Council in fee simple

2.       The Council for the benefit of the said adjacent dwelling houses and premises and coloured green of the said plan thereby covenanted with the Vendor and his successors that that the Council, its successors and assigns would erect (so far as not already erected) and forever thereafter maintain a good and sufficient boundary wall or fence between the points marked A and B “B” and “C” and “C” and “D” on the said plan.

3.       Acknowledgement by Vendor of right of Council to production and delivery of of copies of the documents of title specified in the Schedule thereto and undertaking given for safe custody

4.       Certificate of value - £500

and is pictured here on her granddaughter Margery's wedding day.

Over the next few years the eleven cottages were “sold” by Cosgrove Parish Council and subsequently changed hands to Towcester Rural District Council and thence to Northamptonshire County Council.

By conveyance so ordered made between Cosgrove Parish Council being the Council for the Parish of Cosgrove in the County of Northampton (Thereinafter called the “Vendor” Council) of the one part and the Rural District Council of Towcester in the County of Northampton (Thereinafter called “the Purchaser Council”) of the other part

1) Vendor Council was seised of the property thereinafter described for an este in fee simple in possession free from incumberances and had agreed with the Purchaser Council for the sale to the Purchaser Council of the said property for a like este in possession free from incumberances
2) The Minister of Health in presence of his power under the Local Government Act 1933 had given his consent dated 18th January 1951 to the said sale
It was witnessed as follows

1.       In presence of the said agreement and in consideration of the sum of £20 then paid by the Purchaser Council to the Vendor Council (recited etc) the Vendor Council as B/O thereby conveyed unto the Purchaser Council

All that piece or parcel of land or garden ground situate in the Parish of Cosgrove in the County of Northampton being the part of OS no 224 on OS Map (1900 Edn) for the said Parish and continuig in the whole 422 sq yards or thereabouts All which said property was for the purpose of identification only more particularly delineated on the plan annexed thereto and therein coloured pink To Hold the same unto the Purchaser Council in fee simple Subject to the existing half yearly tenancy of         at a rental of 16/- p.a.

Duly executed by George Williamson Ruff and Mabel Jelley (2 of the members of the Cosgrove Parish Council) and the Purchaser Council and attested.

The pieces of land to the west of the New Buildings also changed hands over the years. Parts of these pieces originally belonged to the Cosgrove Hall estate and were sold during the ownership of Harry Grant Thorold. This land was also purchased eventually by Towcester Rural District Council, and below are documents showing how ownership eventually passed to C & H Builders, who erected the two bungalows, Strathlene and Linden, on the site.

During these years the ownership of the land now known as Lock Lane was negotiated, enabling street traffic through to the Sand and Gravel Company and eventually to Cosgrove Park.

All that cottage or tenement with the outbuildings and piece of garden ground thereto belonging situate on the South side of Cosgrove Village Street in the Parish of Cosgrove in the County of Northampton formerly in the occupation of Maria Wise but then unoccupied all which said premises together contained in area 11 poles or thereabouts and were by way of identification and not of limitation more particularly delineated and described by way of general description only by the plan drawn on a tracing presents and thereon coloured pink.

To hold the same unto  and to the use of the Purchasers in fee simple

Acknowledgement by Vendor of Purchasers right to production of documents specified in Schedule thereto which were retained by Vendor and to delivery of copies thereof and undertaking for safe custody thereof

1.       In pursuance of the said agreement and in consideration of the sum of £456 paid etc (the receipt etc) the Council as B/O thereby conveyed unto the Company

All that freehold property fronting Main Street at Cosgrove in the County of Northampton which is delineated on the Plans no 12 & 3 (?) annexed thereto and thereon coloured pink and also the land coloured blue on the said Plan no 1 together with a right of way at all times and for all purposes with or without vehicles over the piece of land coloured yellow on the said Plan no 1 which said piece of land forms the Easterly portionof the entrance way or drive to the dwelling house forming part of the property thereby conveyed which is delineated on the Plan no 1 annexed thereto and the 8 adjoining dwelling houses and premises owning by Walter William Dickens coloured green on the said Plan no 1 (plans 2 & 3 not subject of the abstract)

To Hold the same unto the Company in fee simple subject as to the piece of land coloured blue on the said Plan no 1 to a right of way for Walter William Dickens and his successors in titles owners and occupiers for the time being of the said adjacent dwelling houses and premises coloured green on the said Plan no 1 and every part thereof at all times and for all purposes over and along the said piece of land coloured blue which forms the western portion of the said entrance way or drive.

2.       The Company thereby covenanted with the Council as follows:

a)      That the Company and its assigns should henceforth observe the covenant on the part of the Council contained in a Conveyance dated 11 May 1949 and made between Walter William Meadows (1) and The Council  (2) so far as the same affects the property thereby conveyed and will indemnify the Council against all liability (if any) to which the Council was or may become subject in respect of such covenant so far as aforesaid

b)      That the Company would erect and forever thereafter maintain a boundary wall (which may in part be formed by the wall of a dwelling house or other buildings or in part by entrance gates or or doorways or a fence (which may in part be formed by entrance gates or doorways between points “A” “B” “B-C” on the said Plan no 1 and would erect and forever thereafter maintain a boundary wall or fence between the points “C” – “D” in the said Plan no 1 such boundary walls to be not less than four feet in height and such fences to be chain link fences four feet in height erected onto concrete posts or other suitable fences to be approved by the Council

c)       That the Company and its assigns will within twelve months from the date thereof demolish to the satisfaction of the Council the condemned cottages situate on the plots 1, 2, 4, 5 and 6 on the said plans annexed thereto

A Conveyance from 18 January 1962 reveals that E C Moore and his wife, Kathleen Anne Moore, purchased the Linden bungalow from C & H Builders of Bletchley. Kathleen died 26 March 1962.
Edwin Charles Moore moved from Leighton Buzzard to live at Linden Cottage. He sold the cottage to Timothy Charles Harling and his wife Anne, of Cosgrove Caravan Sales.
David Steele and Sons Ltd were of Whilton Locks, Daventry
Daniel William Filer bought Linden Cottage on 16 January 1978 but was bankrupted, and his Trustee Patrick Joseph Smith sold the cottage to Keith Arthur Emmett (Big Keith) and Violet Anne Emmett on 4th March 1984.
